VA Loan FAQs: What Military Buyers Need to Know
If you're PCSing to Fort Sill, buying your first home, or considering using your VA benefit again, you probably have questions. VA loans can be one of the most valuable benefits available to eligible military buyers — but they're also widely misunderstood.
Here are some of the questions we hear most often.
1. Do I have to put money down?
Not necessarily. Eligible VA borrowers may be able to purchase a home with $0 down, subject to VA eligibility, entitlement, lender approval, and the property's purchase price and appraisal.
VA loans may also include a funding fee, which varies depending on factors such as your down payment and whether you've used your VA loan benefit before. The funding fee can often be financed into the loan, and some eligible borrowers are exempt from paying it altogether.
2. Do I need perfect credit?
No. The VA does not establish a universal minimum credit score for VA loans. Individual lenders establish their own credit and underwriting requirements.
That means less-than-perfect credit doesn't necessarily rule out a VA loan. A VA-approved lender can review your specific financial situation and tell you what options may be available.
3. Can I use my VA loan more than once?
Yes! Your VA home loan benefit isn't necessarily a one-time benefit.
Eligible borrowers may be able to use their VA loan benefit multiple times throughout their lives. In some situations, it's even possible to have more than one VA-backed loan at the same time if you have sufficient remaining entitlement and otherwise qualify.
If you've previously used a VA loan, a lender can help determine how much entitlement you currently have available and whether restoration of entitlement may be needed.
4. What if I'm deployed or out of state when it's time to buy?
You can still buy a home.

5. Do I need a home inspection?
While a home inspection generally isn't required by the VA, we strongly recommend one and can help you coordinate it.
A VA appraisal is required for a VA-backed purchase loan. The appraisal helps establish the property's value and evaluates whether the home meets VA Minimum Property Requirements.
But a VA appraisal is not the same thing as a professional home inspection. An independent inspection can give you a much more detailed understanding of the home's condition before you buy.
6. What if I PCS again before I'm ready to sell?
This happens more often than you might think — and owning a home doesn't necessarily mean you're stuck when new orders arrive.
Depending on your circumstances, you may decide to sell the home, convert it into a rental property, or continue holding it as an investment.
